Move-out cleans are judged by someone who is looking for reasons to keep your deposit. We work from the inspection checklists used by the largest Denver property managers, clean every cabinet, drawer and appliance interior, and hand you a timestamped photo report you can forward to your landlord.

Moving in? The same service means you unpack into drawers nobody else has touched since the last tenant. We coordinate with movers and closings, and we can work evenings and Sundays when keys change hands late.

    No carbon on the floor of the oven, racks free of baked residue

    The single most common deduction on Denver walk-throughs. Alkaline degreaser, 20 minute dwell, then a second pass on the door glass.

  2. Refrigerator interior, shelves and seals

    Empty, defrosted, no odour, gaskets free of mould

    Pull the crisper drawers and wash the runners. Gasket folds are checked with a torch by most property managers.

    Vacuumed and wiped, no crumbs in drawer runners

    Cabinets must be emptied before the crew arrives. Anything left inside is cleaned around, not moved.

    No white mineral film on shower glass or fixtures

    Denver water runs roughly 6 to 10 grains per gallon, so scale builds fast. Citric acid gel, 10 minute dwell, non-scratch pad, dry buff.

  5. Baseboards, door frames and switch plates

    Hand wiped, no dust line on the top edge

    Inspectors run a finger along the top edge of the baseboard. Damp microfibre, not a duster.

    Tracks are vacuumed with a crevice tool first, then detailed with a brush. Exterior glass above ground level is not included.

    Reachable from a four foot step ladder. Vaulted stairwell fixtures need a scaffold and are quoted separately.

    Marks removed without burnishing the paint

    Spot cleaned with a melamine pad on eggshell and satin paint only. Flat paint burnishes, so we photograph and leave it for the landlord's touch-up.

    Professionally cleaned, receipt attached to the move-out packet

    Many Colorado leases require a receipt from a professional carpet cleaner. Ours is IICRC certified and the invoice names the unit address.

    Swept, no oil pooling, corners free of webs

    Oil stains older than a few weeks rarely lift. We degrease, photograph the result and note it on the report.

    Repair work, not cleaning. We flag every hole in the photo report so you can patch before the walk-through.

Move in / move out FAQ

Ideally yes. We can clean around boxes, but cabinet and closet interiors need to be empty to be cleaned properly.

We spot clean scuffs and fingerprints on walls and doors. Full wall washing is a separate quote because it depends on paint finish.

Send it with your booking. We follow it line by line and note any item that needs a trade we do not provide, like paint touch-ups.

Most weeks we have move-out slots within 3 days. At the end and start of each month, book 7 to 10 days ahead.
