    No carbon on the floor of the oven, racks free of baked residue

    The single most common deduction on Denver walk-throughs. Alkaline degreaser, 20 minute dwell, then a second pass on the door glass.

  2. Refrigerator interior, shelves and seals

    Empty, defrosted, no odour, gaskets free of mould

    Pull the crisper drawers and wash the runners. Gasket folds are checked with a torch by most property managers.

    Vacuumed and wiped, no crumbs in drawer runners

    Cabinets must be emptied before the crew arrives. Anything left inside is cleaned around, not moved.

    No white mineral film on shower glass or fixtures

    Denver water runs roughly 6 to 10 grains per gallon, so scale builds fast. Citric acid gel, 10 minute dwell, non-scratch pad, dry buff.

    Hand wiped, no dust line on the top edge

    Inspectors run a finger along the top edge of the baseboard. Damp microfibre, not a duster.

    Glass clear, tracks free of grit and dead insects

    Tracks are vacuumed with a crevice tool first, then detailed with a brush. Exterior glass above ground level is not included.

    No dust visible from floor level, no insects in shades

    Reachable from a four foot step ladder. Vaulted stairwell fixtures need a scaffold and are quoted separately.

    Marks removed without burnishing the paint

    Spot cleaned with a melamine pad on eggshell and satin paint only. Flat paint burnishes, so we photograph and leave it for the landlord's touch-up.

    Professionally cleaned, receipt attached to the move-out packet

    Many Colorado leases require a receipt from a professional carpet cleaner. Ours is IICRC certified and the invoice names the unit address.

    Swept, no oil pooling, corners free of webs

    Oil stains older than a few weeks rarely lift. We degrease, photograph the result and note it on the report.

    Repair work, not cleaning. We flag every hole in the photo report so you can patch before the walk-through.

What goes in each bottle, how long it has to sit there, and the surfaces it is banned from. Crew leads carry this card; it is not a secret.

Denver Water sits in the moderately hard band, and wells south of C-470 run harder still. That is enough calcium carbonate to film shower glass within about three weeks, which is why the descaler above is on every bathroom cart and why a first deep clean on a neglected bathroom takes longer than the recurring visit that follows it.
