Your landlord's list, line by line.
The twelve lines a Denver property manager actually inspects at a move-out walk-through, what each one typically costs you if it fails, and exactly which of them our move-out clean covers.
Move-out cleaning- 30 daysDeposit return windowColorado law sets 30 days unless the lease states a longer period, capped at 60 days (C.R.S. 38-12-103).

Oven, broiler pan and racks
No carbon on the floor of the oven, racks free of baked residue
The single most common deduction on Denver walk-throughs. Alkaline degreaser, 20 minute dwell, then a second pass on the door glass.
In the move-out cleanRefrigerator interior, shelves and seals
Empty, defrosted, no odour, gaskets free of mould
Pull the crisper drawers and wash the runners. Gasket folds are checked with a torch by most property managers.
In the move-out cleanInside all cabinets and drawers
Vacuumed and wiped, no crumbs in drawer runners
Cabinets must be emptied before the crew arrives. Anything left inside is cleaned around, not moved.
In the move-out cleanBathroom limescale on glass, chrome and tile
No white mineral film on shower glass or fixtures
Denver water runs roughly 6 to 10 grains per gallon, so scale builds fast. Citric acid gel, 10 minute dwell, non-scratch pad, dry buff.
In the move-out cleanBaseboards, door frames and switch plates
Hand wiped, no dust line on the top edge
Inspectors run a finger along the top edge of the baseboard. Damp microfibre, not a duster.
In the move-out cleanWindow interiors, sills and tracks
Glass clear, tracks free of grit and dead insects
Tracks are vacuumed with a crevice tool first, then detailed with a brush. Exterior glass above ground level is not included.
In the move-out cleanLight fixtures, ceiling fans and vent covers
No dust visible from floor level, no insects in shades
Reachable from a four foot step ladder. Vaulted stairwell fixtures need a scaffold and are quoted separately.
In the move-out cleanWalls: scuffs and handprints
Marks removed without burnishing the paint
Spot cleaned with a melamine pad on eggshell and satin paint only. Flat paint burnishes, so we photograph and leave it for the landlord's touch-up.
Carpet hot water extraction
Professionally cleaned, receipt attached to the move-out packet
Many Colorado leases require a receipt from a professional carpet cleaner. Ours is IICRC certified and the invoice names the unit address.
Garage floor sweep and cobweb removal
Swept, no oil pooling, corners free of webs
Oil stains older than a few weeks rarely lift. We degrease, photograph the result and note it on the report.
Nail holes, paint touch-up and caulking
Filled and painted to match
Repair work, not cleaning. We flag every hole in the photo report so you can patch before the walk-through.
Not a cleaning jobYard, patio and bulk item removal
Nothing left behind, bins emptied
We take out what fits in the kitchen bin. Furniture, mattresses and construction waste need a hauler.
Not a cleaning job
Deduction ranges are typical Denver property-manager figures shown as sample data, not legal advice. Colorado deposit rules are summarised from C.R.S. 38-12-103; check your own lease.

The same bathroom, three hours later.
Drag the handle to compare. Deep cleans start where recurring visits stop.
- Hard-water film lifted
Citric acid gel at 1:10, ten minute dwell, then a dry buff so spots do not return by Friday.
- Grout brushed, not wiped
Detail brushes on every line around the tub, sink and floor edges.
- Logged with photos
Your room report shows the finished bathroom before the crew leaves.

Mixed to a ratio, not a guess.
Every bottle on the cart is diluted at the shop, dated and labelled. Dwell time is the part most cleaners skip: a disinfectant wiped dry after ten seconds has not disinfected anything.

Denver Water sits in the moderately hard band, and wells south of C-470 run harder still. That is enough calcium carbonate to film shower glass within about three weeks, which is why the descaler above is on every bathroom cart and why a first deep clean on a neglected bathroom takes longer than the recurring visit that follows it.
Flat rates, published in full.
Recurring rates are locked for 12 months. Biweekly is the rate most Denver households choose.
Sample prices for illustration. Add-ons such as inside oven or fridge from $35. Commercial priced per square foot.

If a task is on the list, it gets done. If it is not, you hear about it before we arrive.
Marisol VegaFounder, cleaning Denver homes since 2014
Drywall dust comes off in three passes.
Builders who book one clean after handover call us back inside a week. Gypsum fines are small enough to stay airborne for most of a day, so the job is phased around the settling, not around the calendar.
Post-construction cleaning- Phase 1
Rough clean
After drywall, before paint and trim
Get the bulk out so the finish trades are not working in a dust cloud.
- Bag and haul offcuts, banding, packaging and drywall scrap
- Scrape mud spatter and joint compound from subfloor and sills
- Shop-vac the subfloor, then damp sweep with a compound
- Wipe down stud faces and window openings
- Crew
- 3 to 5 technicians
- Rate
- $0.10 per sq ft
- Output
- 1,800 to 2,400 sq ft per crew day
- Equipment
- Backpack HEPA vacuums, squeegees, contractor bags
- Phase 2
Final detail clean
After fixtures, flooring and cabinetry are in
Remove the settled gypsum film from every horizontal and vertical surface, top down.
- HEPA vacuum ceilings, walls, vents and returns before any wet work
- Damp wipe cabinetry inside and out, including the toe kick and hinge cups
- Detail window glass, frames and tracks, remove stickers and adhesive
- Three floor passes: HEPA vacuum, damp mop, second mop with clean water
- Crew
- 4 to 6 technicians
- Rate
- $0.28 per sq ft
- Output
- 900 to 1,200 sq ft per crew day
- Equipment
- Sealed HEPA vacuums, flat mops, 40+ microfibre cloths per 1,000 sq ft
- Phase 3
Touch-up before handover
24 to 72 hours after Phase 2, once the punch list is closed
Catch the fines that settled out of the air after the final clean, plus any trade marks.
- Re-wipe all horizontal surfaces and reachable ledges
- Polish glass, stainless and mirrors to a no-streak finish
- Replace filters used during the build and log the change date
- Final floor pass and a photographed room-by-room walk
- Crew
- 2 technicians
- Rate
- $0.06 per sq ft
- Output
- 3,000 sq ft per crew day
- Equipment
- Microfibre, glass cloths, HEPA vacuum
Why the gap between phases is not padding
- under 10 micronsGypsum fines
- Most sanding dust is in the respirable range, which is why dry sweeping just relaunches it.
- 12 to 24 hoursSettling time
- Particles in the 1 to 5 micron band drift for hours after work stops, so Phase 3 exists for a reason.
- 99.97% at 0.3 micronFiltration
- Sealed HEPA vacuums only. A standard shop vac exhausts the fines straight back into the room.
- 4 to 6 air changes/hrAir scrubbing
- Negative air machines run through Phase 2 and for 12 hours afterwards on occupied-building jobs.
- Every 8,000 sq ftFilter changes
- Pre-filters on the scrubbers are swapped on a log, not on a hunch.
- Sealed until Phase 3HVAC
- Returns stay taped and the system stays off, or the duct work becomes the dust reservoir.

Same crew every other Thursday for two years. They know which cabinet sticks and that the dog hides under the bed. The checklist in the app is weirdly satisfying.
Six hours, three people, and the grout in our shower is the color it was when we bought the house. Worth every dollar before the holidays.
Forty-one turnovers this summer and zero guest complaints about cleanliness. The damage photos saved me on a broken lamp claim.
Landlord walked through with his own checklist and found nothing. Full deposit back. The photo report was a nice touch.
Twenty-six panes inside and out plus every blind. We can see the foothills again. They also fixed a screen that had been bent for years.
Two kids, two labs, one very tired mom. Thursday afternoons feel like a reset button. They even vacuum the stairs twice.
Builder left drywall dust in every vent. Crisp crew removed covers, cleaned returns and pulled stickers off every window. Move-in was painless.
Very thorough on a 1920s apartment with original tile. They ran about 40 minutes over the window, but texted ahead and did not charge extra.
Our house manager coordinates everything with their lead. Discreet, on time, and nothing is ever moved without a note.
Who brings what.
Arguments about supplies are the most common reason a first visit runs late. So here is the whole split, including the jobs that belong to somebody with a different licence.
More on our kitThe crew brings
Loaded into the van the night before and checked off at dispatch.
Sealed HEPA canister vacuum
One per technician. Filters logged and replaced every 40 running hours.
Flat mop system
Four clean microfibre pads per home, never re-dipped in used solution.
Colour-coded microfibre
Red bathroom, blue glass, green kitchen, yellow general. Laundered at 160 F between homes.
Green Seal GS-37 chemical kit
Pre-diluted at the shop from the table above, bottles dated and labelled.
Four foot step ladder
Four feet of standing height is our reach limit. Higher work needs a quoted scaffold.
Extension duster
Reaches vents, fans and ledges to roughly twelve feet without a ladder.
Bin liners and shop towels
Standard kitchen and bathroom liners. Commercial liners on contract sites.
You provide
Short list, but the visit stalls without it.
Your own preferred products
Happy to use them if they arrive in the original labelled container. We note it on the booking and the re-clean promise still applies.
Laundry detergent and softener
Only needed if you have added the wash and fold option. We use what is in your cupboard.
Parking or a permit
A legal space within about 150 feet. Metered downtown parking is billed at cost.
Access and a working lock
Code, lockbox or key. See the access terms on the booking page.
Clear surfaces
Counters and floors cleared of personal items so the crew cleans surfaces, not around objects.
Working hot water and power
Extraction and floor work both need them. On vacant units, confirm utilities are still on.
Out of scope
Different licence, different insurance. We will say so before we quote.
Anything above four feet of standing height
Exterior upper windows, vaulted fixtures, high warehouse racking.
Furniture heavier than 35 pounds
We clean under what two people can move safely with your permission, and nothing else.
Mould over about 10 square feet
That is a remediation job. We photograph it and refer you on.
Biohazard, pest and hoarding work
Needs a licensed specialist and different insurance than ours.
Pet waste, litter trays and aquariums
We work around them. Say the word and we will empty a litter tray as a courtesy add-on.
Bulk waste removal
Whatever fits in your bins goes out. Mattresses and construction waste need a hauler.

For standard and recurring homes, yes, as long as the details you enter are accurate. Deep and move-out cleans can change if the condition is very different from what was described, and we always confirm before starting extra work.
Yes. Every hire passes a national criminal background check, reference checks and a 40-hour paid training program before cleaning a home.
No. About 70% of our clients give us a door code or lockbox. Keys are coded, never labeled with your address, and stored in a locked safe.
Our standard kit is fragrance-light and pet safe once surfaces are dry. We avoid bleach unless you request it for a specific area.
