Move-out cleaning in Colorado: what landlords actually check

The items that most often cost Denver renters part of their deposit, and a room-by-room order of operations to avoid them.

Colorado landlords must return a security deposit, or a written list of deductions, within one month of the lease ending unless the lease allows up to 60 days. Normal wear and tear cannot be deducted, but cleaning shortfalls can. After thousands of move-out cleans, we know exactly where deductions come from, and most of them are avoidable with a few hours of focused work.

The seven items that cost renters the most

  • Inside the oven. Grease and carbon buildup is the single most common cleaning deduction we see on inspection reports.
  • Inside the refrigerator and freezer, including drawers, door shelves and the gasket seal.
  • Bathroom hard water scale on glass doors, faucets and shower heads.
  • Cabinet and drawer interiors, especially crumbs and sticky residue in kitchen drawers.
  • Baseboards and door frames, which show scuffs and dust clearly in an empty room.
  • Window tracks and sills, full of grit after a Colorado spring.
  • Carpet stains and pet odor, which often lead to a professional cleaning charge.

Work in the right order

Cleaning an empty home efficiently comes down to sequence. Work top to bottom and dry to wet in every room, and leave floors for last so you are not walking dust back across a finished surface.

Kitchen

Start the oven first. Apply a cleaner and let it dwell while you work elsewhere. Empty and wipe every cabinet and drawer from the top shelf down. Pull the fridge out if it is on wheels and sweep behind it. Clean the fridge interior with warm water and a little dish soap, then dry it and leave the door propped open. Finish with the range hood, backsplash, counters and sink, then return to scrub the oven.

Bathrooms

Denver water is moderately hard, and mineral scale is the main thing inspectors notice. Spray glass doors and fixtures with a descaler, let it sit for five to ten minutes, then scrub with a non-scratch pad. Clean inside the vanity and medicine cabinet, wipe the exhaust fan cover, and scrub the toilet including the hinges and the floor behind the base.

Bedrooms and living areas

Wipe closet shelves and rods, then light fixtures, window sills and tracks, doors, frames and switch plates. Hand wipe baseboards last before vacuuming. A damp melamine sponge removes most scuffs on flat and eggshell paint, but test in a hidden spot first so you do not create a shiny patch.

Document everything

Take timestamped photos of every room after cleaning, including inside the oven, fridge and cabinets. Photograph the same angles shown in your move-in inspection if you have one. If a deduction comes back, photos turn a disagreement into a quick conversation.

Carpet and walls

Many Colorado leases require professional carpet cleaning at move-out, especially with pets. Keep the receipt. For walls, spot clean scuffs but avoid scrubbing large areas, since flat paint can burnish and look worse. Nail holes and paint touch-ups are a separate question from cleaning, so read your lease to see what is expected.

When to book help

A two-bedroom apartment takes an experienced two-person crew about four to five hours when empty. Doing it yourself after a long moving day usually takes twice that. If you book professionally, schedule the clean after movers leave and before your final walkthrough, and give yourself a buffer day in case the truck runs late. At the end of each month, book at least a week ahead.
